As an experienced real estate attorney, I assist clients in the purchase and sale of residential or investment real estate including review of the real estate contract, negotiation of home inspection issues, preparation or review of closing documents, clearing title exceptions, early occupancy agreements, and attendance at real estate closings. I have a real estate agreement letter which spells out our fee and services normally covered in flat fee agreements.
As part of my standard agreement, I will review listing agreement (if provided prior to signing), title insurance policy commitment for any clouds on title, survey, payoff letter(s) for appropriate terms, and mortgage commitment letter (if provided prior to closing).At closing, I will review and explain all documents presented for your signature making sure you understand the basic requirements in the mortgage and mortgage note, affidavit of title, and closing statement. I will ensure that residence does not violate building line easements, or side lot variances and explain limitations to client. I will review or prepare a deed to the subject property and closing statement.
After closing I review the title insurance policy and recorded deed for correctness before forwarding to the purchaser.
